Senior Financial Analyst

General Summary
The position is responsible for supporting general financial planning & analysis across all Finance department disciplines. Anticipated 50% managing tenant improvement allowances(TIA)/construction issues and 50% adhoc project oriented tasks.
Essential Duties and Responsibilities
* Primary responsibility for reporting, analysis and collection of TIA and associated rent credits.
* Navigate complex lease TIA compliance issues and dependencies across multiple constituencies including landlords, internal construction team, general contractors and local regulatory bodies with tight expiration deadlines.
* Key Finance escalation point for general contractor and landlord relations associated with TIA and construction issues.
* Construction/TIA lease language interpretation, invoice review and approvals.
* Analysis of phased construction projects for proper rent capitalization and timing of in-service dates for fixed assets.
* Annual insurance renewals analysis – valuation of fixed assets at centers and appropriate coverage levels.
* Adhoc support as needed:
o Support portfolio strategy reporting and analysis
o Support Business Development teams on new/renewal deal analysis
o Analysis and reporting for new growth model
o Support cost control team on analysis, reporting and monitoring cost initiatives
o Non office product margin analysis
o Support revenue & performance management on pricing, center performance, KPIs and forecasting
o Prepare presentations to clearly state problems with specific examples and the path to resolution in a compelling way to create urgency as part of a clear call to action
o M&A support and integration
Essential knowledge, skills and abilities
* Aggressive mindset, strong desire to make bottom line impact to a business and who finds gratification from making a difference; this is not simply a role to provide reporting on problems, this is an action-based role
* Well organized with strong project management skills to manage multiple projects simultaneously with ability to handle tight, time sensitive deadlines
* Logical thinker with sound analytical ability capable of understanding financial and accounting implications of key issues and opportunities.
* Must display a high level of initiative and be capable of dealing with a wide range of personalities and backgrounds.
* Strong communication skills, both written and verbal
* High proficiency in desktop apps such as excel, powerpoint and potentially database programs to help assimilate data and conduct research
Education and Experience Required
* Three to six years of Financial Planning & Analysis experience
* Bachelor degree required
* Accounting/finance background required
* Commercial real estate experience a plus
* Multi-location experience a plus
