Description of primary duties and responsibilities::
Primary Purpose of the Organizational Unit:The Division of Facilities Management functions are to design, construct, maintain and operate the physical facilities of the University. The number one objective of the department is to provide and maintain facilities that will enhance and support the mission and academic goals of the University. Our approach is centered upon providing a superior level of customer service.
Primary Purpose of the Position:The Primary purpose of this position is to schedule and direct a crew of general maintenance and floor care technicians involved in craft specialties, provide training, work direction and guidance while performing work in one or more trades. Assist the Building Services Manager in scheduling work and determining needs for equipment and supplies. Provide emergency response support for all campus buildings to include housing. Monitor the work of assigned crew members and perform a wide variety of semi-skilled work in the maintenance and repair of university facilities and equipment.
Description of Work Continued::
Knowledge-Technical – 30%:Stops overflowing and clogged toilets; unstops showers and sinks.Mix and add chemicals to drains, sewers, and hot/cold water systems, as directed.Ability to operate computers and learn specific software programs.Ability to work with minimal direction/monitoring; perform routine tasks without direct supervision.Responds to fire protection system trouble alarms.Performs a variety of tasks required to provide 24-hour emergency response to all maintenance calls in the absence of other tradespersons.Assist and provide access to contractors and inspectors.Perform a variety of special projects (i.e., installation of dispensers, campus banners, etc.)Check interior/exterior lighting for proper installation and function.Change batteries in smoke and carbon monoxide detectors.Examine floors, ceilings, and walls for evidence of deterioration.
Planning and Organizing Work – 30%:Demonstrates ability to make recommendations resulting in improved processes within funding constraints.Selects and assigns staff, ensuring equal employment opportunity in work assignments and promotional recommendations.Coordinates activities by scheduling work assignments, setting priorities and directing the work of subordinate employees.Establish and monitor preventative maintenance schedule for all residential building interiors/exteriors.Adjusts work force assignments to maintain zones during an absence.Monitors, inventories, and replenishes supplies for building services unit.Creates a weekly schedule and related assignments for subordinates.Recommends computer-based training for subordinates.
Managing Work Processes and Performance – 30%:Evaluates and verifies employee performance through the review of completed work assignments and work techniques.Monitors the workflow of employees.Maintains records, prepares reports and composes correspondence relative to the work.Ensures that employees are on campus and completing duties during work hours unless otherwise excused by submitting proper leave forms.Creates work orders for other departmental units if discrepancies are discovered.Coordinates the completion and closing of assigned work orders.Handles discipline and termination of employees as needed in accordance with state and university policies.
Safety – 10%:Provides safety training to assigned staff as required.Mixes and uses chemicals, supplies and operating equipment in accordance with manufactures label.Ensures proper personal protective equipment is used by staff.Ensures all assigned vehicles are clean and safe for operation.Ensures compliance with established safety standards, Assist with the identification of and completion of safety training.Ensures proper training of staff on disposal of hazardous waste.Conducts monthly safety meetings.
Minimum Education and Experience Requirements::
High school diploma or equivalency and two (2) years of experience in trade(s) areas assigned; or equivalent combination of training and experience.
A valid driver’s license. Must have and maintain an acceptable driving record, preferably five or more years of driving experience with no more than one minor at fault accident or violation in the past three years.
Preferred Qualifications::
Three years of progressive experience in the performance of tasks associated with a variety of mechanical or building trades.Floor care/maintenance experience.Previous supervisor or leadership experience.
