Job Summary
Reporting to the Electrical Superintendent, this is an Intermediate level position for skilled trades professionals in building maintenance. This position’s hours of work are 3:00pm – 12:00amMonday – Friday. Must be available as needed to work nights or weekends to service the emergency needs of our customers. This position must perform intermediate-level work in several different trade capacities (Carpentry, HVAC, Electrical, Plumbing, and Custodial) in response to critical, urgent, or emergency work requests. These duties include; routine, preventive, and emergency maintenance; installation, service, and repair of building components, electrical, electronics, hardware, and locks, heating and air conditioning equipment, food service equipment, plumbing tasks, and the set-up of equipment for special events Work may require the incumbent to perform moderately complex troubleshooting and repair tasks within their area of trade/skill. More complex problems or those specialized tasks outside of the employee’s area of expertise will be referred to the appropriate trade and/or supervisor. Employees may be required to perform other jobrelated duties as requested by the supervisor, subject to reasonable accommodation.
Responsibilities
Maintenance Duties –
Responsible for the preventative maintenance and repairs in campus buildings including but not limited to carpentry, electrical, hardware, HVAC, locks, paint, and plumbing for a range of building types including institutional, commercial, and residential buildings. These duties include changing lighting ballasts, lighting drivers, lamps, and smoke alarms; corrective and preventive maintenance on HVAC systems, cleaning, and lubricating motors, checking for bad bearings, and changing filters. Installs and repairs restroom accessories; replaces screens, locks, and latches; repairs doors and door locks. Repairs chairs, cabinets, shelves, and other furniture; unclogs and makes minor repairs to toilets, lavatories, and urinals; locates and repairs leaking faucets; makes minor repairs to drywall, acoustic ceiling, flooring, interior finishes, and touches up interior and exterior painting. Operates heavy machinery such as scissor lifts, boom trucks, and forklifts. Assists other trades with the maintenance, repair, and troubleshooting of all aspects of the physical plant/facility buildings, equipment, and machinery including HVAC, electrical, electronic, pneumatic, hydraulic, plumbing systems, minor carpentry repairs, utility distribution, underground locates, and other assigned duties.
Technical Duties –
Inspects buildings, fixtures, machines, and other structural units, noting the need for repair. Assists and advises work staff with the maintenance, repair, and troubleshooting of all aspects of the physical plant/facilitybuildings, equipment, and machinery. Identifies problems, determines possible solutions, and actively works to resolve the issues. Follows instructions through a standard work process; performs routine tasks; checks work for accuracy before completion of tasks. Adapts to changing work priorities; communicates with diverse groups; meets deadlines and schedules; works as part of a team; often works with constant interruptions; displays mechanical aptitude. Plans, schedules, prioritizes, and manages work orders; prepares and maintains accurate records; maintains service history for work orders; performs inspections and facility assessments; completes reports on inspection findings; Relays messages through verbal/written means in a clear and effective manner; listens to others. Performs work in the least disruptive manner possible to customers. Demonstrates courteous actions and follows the organization’s established protocol for customer service.
Tool and Shop Duties
Perform regular tasks such as maintaining tools, and equipment. Recognizes and obtains the required tools, equipment, materials, and supplies that are needed to do the job. Maintains proper stock, parts, tools, and safety equipment in the assigned storage areas. Works with others to keep vehicles and employee work areas clean and orderly. [10%] Safety and Compliance Duties Recognizes and follows prescribed safety procedures and regulations while following all NFPA, and ADA codes and regulations; complies with OSHA/EPA regulations. Performs all work including handling hazardous materials in accordance with established safety procedures. Assists in ensuring a safe working environment throughout the facility for all employees. Reports all accidents and injuries in a timely manner. Participates in regular safety meetings, safety training, and hazard assessments.
Team Work Duties/Personal Development/Consequences of Error
Works alone or with a team to complete special assignments related to providing services at special events or other tasks as assigned by the Superintendent. Assisting in hiring, onboarding, and training new staff; Assists in the training and development of other employees within the work unit.
Personal Development Participates in department provided training and learning opportunities to develop work related skills and abilities. Completes all required training on a timely basis.
Consequences of Error
This person will be required to make decisions regarding the best course of action for routine and emergency repairs necessary to complete his or her assigned work duties, to provide information to supervisors in the form of a daily report as to what work was completed, and to advise supervisors of any unsafe or unsound conditions observed in the performance of work-related duties. Failure to complete work duties or inform supervisors in a timely manner due to poor decisions on behalf of the incumbent may result in disciplinary action.

Required Experience
A minimum of 5 (five) years or more of experience in the residential and commercial carpentry, electrical, HVAC/R, plumbing, or similar trades field, Or a combination of 2 (two) years of Vocational Trades training and 3 (three) years of field experience in the carpentry, electrical, HVAC/R, plumbing or similar trade. A valid driver’s license is also required.

Degree, Diploma, or Professional Certificate equivalent to a two-year course in the Carpentry, HVAC, Electrical, or Plumbing Trade and one or more of the following credentials NATE certification, RSES Certificate Member, Backflow License, VRF/VRV Certification, or CDL license with air brake endorsement. An EPA universal refrigerant recovery certification from an accredited institution or be able to pass the exam within 6 months of employment. Preferred Experience Seven (7) years or more years experience in a Carpentry, HVAC, Electrical, and/or Plumbing service-related construction or maintenance trade in a university, health care, hotel, apartment complex, or school maintenance department.
Proposed Salary
$20.80 hourly, paid on a bi-weekly basis

ABILITIES
This position works a regularly scheduled schedule but must be able to adjust to a flexible work schedule to include early morning, late-night, and weekend shifts depending upon the event schedule and the business needs of the maintenance department. Must have the ability to perform skilled trades work in preventive maintenance, service, and repair of spaces and facilities of university-owned buildings and rooms. Must have the ability to follow instructions, and coordinate the activities of trade workers and/or service workers. Must be able to be well organized and able to multitask. Must be able to perform routine and complex tasks individually or in a team setting and adapt to changing work priorities. Must be able to follow the organization’s established protocol for customer service. Must be available for on-call status. This position is deemed Essential Personnel and must be able to respond to the emergency needs of the university. Ability to lift up to 50 lbs. or more. Ability to climb ladders and scaffolds. Must be able to stand, walk, bend/stoop, reach above shoulder level, and climb stairs. Ability to perform strenuous manual tasks. Ability to access confined spaces and work in open areas such as rooftops, etc. A valid driver’s license is required.
KNOWLEDGE
Must have practical knowledge of the standard tools, methods, practices of the Carpentry, HVAC, Electrical, or Plumbing trade, and Carpentry, HVAC, Electrical, or Plumbing codes. Must be skilled in performing technical tasks, detailed oriented, ability to adapt to the changing needs of the business, preparing and maintaining accurate records; proficient in reading and understanding technical drawings and written work instructions; proficient in understanding and complying with safety regulations and handling hazardous materials in the performance of job duties (i.e. OSHA and EPA). Knowledgeable in Commercial Carpentry, HVAC, Electrical, or Plumbing codes, able to read and interpret technical information, including charts, gauges, dials, blueprints, schematics, specifications, and operating manuals.
