The Opportunity:
The Maintenance department is seeking to hire a Maintenance Superintendent responsible for supervising, training, planning, scheduling, and coordinating the workload for assigned employees in a timely manner to ensure safety, quality maintenance, sanitation, and proper function of all buildings, systems, equipment, and the surrounding environment.
Responsibilities:
Analyze schedule status and forecast of manpower availability; Communicate daily job expectations to employees.
Provide the zone team with schedules that coordinate between zone supervision, work groups or trades, vendors, customers, University of Central Florida Inspectors, State of Florida Inspectors, and any other stake holders required to complete a job.
Work with appropriate stakeholders to schedule utility and equipment shutdowns required to complete project.
Analyze and categorize work backlog by prioritizing and assigning effort required for work completion.
Create custom reports, prioritize work forecast with resource allocations, and maintain scheduled completion dates with a prioritized productivity level, documenting any discrepancies.
Review work packages for completeness and accuracy, including specifications, drawings, and manuals to ensure processes and services produced by the organization.
Inspect zone and contractor work for completeness, fulfillment of the identified scope, and general quality of workmanship while complying with the work management process through work order closure, to include validation and review for accurate data into the Integrated Work Management System (IWMS).
Coach and train on job assignments, standards, and customer service by demonstrating correct work procedures and Standard Operating Procedures (SOP’s).
Analyze and categorize work backlog by prioritizing and assigning effort required for work completion ensuring that all life safety and urgent work orders are responded to and resolved in an expedited manner.
Provide the zone team with complete planned work packages by maintaining and entering accurate data in the CMMS related to work status, costs, dates, details.
Facilitate customer work review meetings through the use of planning and scheduling documentation and progress reports.
Function as liaison between customers and service providers.
Provide leadership with data to improve the ratio of planned work to unplanned work.

Minimum Qualifications:
High School Diploma or Equivalent and 4+ years of relevant experience. Or an equivalent combination of education and experience pursuant to Fla. Stat. 112.219(6)
Preferred Qualifications:
A working knowledge of all applicable Federal, State, and local safety rules and regulations, including OSHA, Department of Health, and the Bureau of Fire Safety.
Familiarization with safety rules and regulations for construction and trade work.
Excellent communication, interpersonal, and customer service skills in English in order to: work effectively with customers and supervise team members; operate and demonstrate the functions of the electronic equipment and tools to staff members; comprehend and describe standard safety procedures to staff members; and utilize communication devices.
Management skills such as: planning, organizing, controlling, ability to delegate, train, coach, lead, mentor, motivate, and ensure cohesiveness in a diverse work environment.
Working knowledge of trades classifications and functions including tools and materials, and task specific sequencing required for maintenance, sanitation, and repairs.
Experience using and interpreting maintenance or facility maintenance union contracts and vendor contracts applicable to tasks assignments and schedule efficiencies.
Ability to analyze budgets pertaining to facility service organizations or maintenance organizations.
Ability to assess appropriate skill level to task to provide most cost effective service.
Demonstrated use of commonly used computer programs such as Microsoft Project, Microsoft Office, and the Integrated Work Management System in construction and estimating processes.
Experience with interpreting blueprints, specifications, and material and equipment take-offs.
Previous work in resource load balancing with short and long term planning in a maintenance organization.
Ability to interpret and prepare reports, inspections, and documentation pertinent to the unit.
Health Assessment Required:
UCF policy requires completion and passing of a physical exam for this position.
Special Instructions to the Applicants:
This position is eligible for 5% Shift Differential Pay of the pay range minimum.
Position requires a valid Class E driver’s license. This position may involve driving to various locations on and off campus to conduct University business.
