• Position level (Senior Construction Manager or Vice President – Conceptual Construction Group) will be based on candidate qualifications.

Responsibilities

As a Senior Manager Construction or Vice President – Conceptual Construction Group with Hines, you will act as the Owner’s representative and manage all activities associated with consultant selection and contract negotiations, site master-planning, design management, preliminary budgeting and scheduling, bid and award and construction contract negotiations primarily for Industrial projects. Responsibilities include, but are not limited to:

• Member of the Hines Conceptual Construction Group, which coordinates general preconstruction activities. Responsible for selection and contract negotiations of consultants. Manages and architects/engineers work as to site master planning and design, budget and schedule, plus direct activities of architects/engineers.
• Manage the preparation of A&E and hard cost budget estimates, and budget updates.
• Assist Hines local and regional construction management team as a resource during construction.
• Assist in new business and marketing presentations.
• Act as a team member with all Hines staff.
• Complies with all Hines policies and procedures.
• Coordinates preconstruction activities with Hines development teams.
• Maintain a positive relationship with the lender, city and state authorities.
• Ensure compliance with all applicable laws and codes, and Hines standards.
• Assist in preparation and monitoring of the project budget.
• Maintain ethical, professional, and courteous relations with contractors and subcontractors.
• Interface with other members of Hines Conceptual Construction group.
• Manage and perform periodic drawing and specification reviews.
• Interface with Hines Office of Innovation team for new technology initiatives on behalf of the Conceptual Construction Group.
• Performs other duties as assigned by the Executive Vice President of Conceptual Construction.

Qualifications

Minimum Requirements include:

• Bachelor’s degree from an accredited institution.
• Ten or more years in Construction with a specific focus on Industrial projects.
• Experience in commercial/office and/or residential projects preferred (but not a requirement).
• Demonstrate understanding and successful application of general construction terminology and processes.
• Ability to read and interpret detailed construction drawings and specifications plus communicate with the team of professionals.
• Ability to determine time, place and sequence of operations or action to be taken on the basis of analysis of data.
• Ability to mediate disputes and interpret the intent of the contract documents.
• Maintain calm demeanor in tense or difficult situations.
• Ability to apply principles of rational systems to solve practical problems and deals with a variety of concrete variables in situations where only limited standardization exists.
• Read and interpret drawings, manuals, research/instructional reports, safety rules, and methods/procedures.
• Advanced knowledge of Microsoft Office Word and Excel.
• Excellent communication skills, both verbal and written.
• Excellent computer spreadsheet and word processing skills.
• Excellent management skills.
• Excellent presentation skills.
• Ability to manage multiple simultaneous projects.
• Ability to manage design teams and coordinate with Hines’ development teams.
• Ability to present budgets, design alternatives, schedules, etc. to Hines’ development teams with credible backup and recommendations.
• Ability to market Hines services to third party clients.
• Ability to think creatively to produce innovative approaches during design and contract negotiations.
• Compose business letters, expositions, summaries, and reports, using proper format, punctuation, grammar, diction, and style.
• Speak before an audience with confidence, using appropriate communication skills/style
• Demonstrate strong initiative.
• Establish and maintain a cooperative working atmosphere among staff and contractors.
