General Responsibilities |
Under general supervision of the Facilities and Operations manager, he is responsible for Supervising the second shift consisting of no less than 3 team members. Leading team meeting every two weeks to ensure all required work is scheduled and completed in a timely fashion. Responsible for mid-year review, annual plans and end of the year review. Responsible for all HCC systems on the second shift including but not limited to life safety, mechanical, electrical, plumbing, and structural |
Work Performed |
* Provides leadership to the facilities operations second shift staff. * Responsible for all assets and work assigned to the second shift. * Perform routine daily inspections and maintenance of equipment assigned. * Maintain all HVAC, mechanical equipment, and control systems appropriately. * Second shift staff annual plans and evaluations. * Weekly meetings with supervisor. * Reads, understands and interprets schedules and manufacturers operating and/or maintenance specifications as they relate to, mechanical, HVAC, and special equipment. * Assists with maintaining and performing repairs, modifications, replacements and installations on a wide variety of heavy duty air conditioning, ventilation equipment, centrifugal chillers, refrigeration equipment and control systems to include pneumatic, electrical, electronic, direct digital and host computer control systems for the facilities * Performs routine and preventive maintenance work to include operating, cleaning, inspecting, troubleshooting, adjusting, calibrating, testing, tightening, replacing, lubricating, reporting problems, and other similar tasks on a wide variety of heavy duty air conditioning and refrigeration equipment. * May be called upon to assist other maintenance personnel in the completion of their work to include electricians, plumbers, carpenters, maintenance technicians, sheet metal workers, and others. * Must respond to requests for maintenance and service from building occupants to include emergencies, maintenance problems, requested installations, modifications, tests, calibrations, evaluations, repairs, adjustments, and other similar tasks. * Must perform other duties and responsibilities as assigned or directly by division management and supervision. * Acts in role of essential personnel for emergencies. * Performs preventive maintenance of assigned equipment. * Performs shutdown and startup of mechanical systems. * Performs tasks in various trades assigned and scheduled by the supervisor to maintain college buildings and equipment. |

Working Conditions |
* Work inside and out in extremes of temperature, humidity and inclement weather. * Work in mechanical rooms, spaces and tunnels where conditions will be dirty, dusty and sometimes wet and muddy. * Work in close proximity to electrical transformers and switchgear with voltage in excess of 13,000 volts. * Many facets of job require physical strength and stamina to perform heavy tasks for long periods of time. * May be subject to being on call, carrying beeper, cell phone or two-way radio, working with hazardous materials, schedule changes based on the needs of the College and long hours to complete/perform scheduled or emergency functions/projects. * Work in high places on roofs or ladders and on scaffolds. * The use of personal protective clothing and equipment * Work schedule is 40 hours a week. * Work overtime and call-in, as requested. Employees that possess a bachelor’s degree and hold professional positions that require a bachelor’s degree may choose to participate in either The Pension or The ORP. |
